The Importance of a Home Warranty

We know the importance of a home’s warranty is just as significant as any of the other documents you’ll be reviewing prior to closing on your home. Not to be confused with homeowners’ insurance, a home warranty is a contract between you (the homeowner) and Zia Homes, your home builder. Depending on your coverage, home insurance will cover damage from natural disasters such as flooding, fires, and burglaries. A home warranty is intended to protect you from any unexpected issues related to systems and appliances for a given amount of time. These items may include your electrical system, air conditioning, furnace, plumbing, and other key components.
In the warranty, there’s a set of policies that outline any repair services and/or replacements that we will provide for a given amount of time. It’s important to note that there are interior and exterior items that can be damaged by you as the owner such punching a hole in the wall, dirtying the carpet or breaking a door in which those items would not fall under your warranty.

A general rule of thumb is to always keep up with your home’s maintenance. Just like you should have your car’s oil replaced every 10,000 miles, your home requires the same attention to keep in running properly. A new home does not require as much maintenance as an older home but to ensure systems are running properly, you should consider having them inspected at least once a year.
